Pre-Construction.

From the beginning of our engagement, our team will assist in the early planning stages.  Organizing the right team creates the atmosphere to deliver the best final product and exceed client expectations. We will spearhead the coordination efforts with the design team and various consultants (Geotechnical, Structural, Civil, Energy, Landscaping, Interior Design, Architectural, etc) to get the plans through the permitting process.  This is also the appropriate time for the team to lay out the build schedule and the decision timeline to consider any significant delays in supply chains that can impact the critical path, so that we can assist our clients in making the most important decisions first.


Design Build.

Our team will prepare preliminary budgets based on the schematic design. This gives the client an opportunity to explore value engineering and cost reduction strategies from the beginning of the project. We work with each client to set goals that correlate not only to the overall design but to meet the assumed estimated budget. During this process, we will take the lead on working with the Architect on feasibility, including efficiencies in layout of the mechanical, electrical, and plumbing designs as well as offer strategies for cost savings. This process allows us to get in front of issues in the field that could impact the schedule to stay on track and minimizing unexpected costs.


Project Management.

It comes down to communication and transparency, both to the clients and the subcontractors and vendors. Integrity Build Group will work with our clients to set a communication cadence so our clients know what is happening on the jobsite every week, and understand the decisions that need to be made on a weekly, monthly, and quarterly rolling schedule. From there, invoicing is validate down to the penny, supported by receipts, and correlated to the initial budget so our clients have visibility into what has been spent, what is upcoming, and what remains on every line item. Over-communicating and full transparency allows for any issues that come up (and they always do!) to be addressed quickly and efficiently to stay on schedule and on budget.
